500 Bourke St, Melbourne

Client & Scope

Formul8 partnered with ISPT and Roberts Co to improve energy efficiency at 500 Bourke by installing solar window film across 30 floors and 1,716 double-glazed panels. The team worked closely with sustainability engineers to assess and specify a film that balanced performance, thermal safety, and long-term cost savings. With a focus on precision, the project required careful coordination to avoid tenant disruption, while ensuring high-performance results that aligned with the building’s sustainability goals.

Our approach

Assessment & Specification

Formul8 began with a thorough evaluation of 500 Bourke’s energy performance, solar exposure, and existing glazing systems. Our assessment led to the specification of the selected solar window film, chosen for its excellent heat rejection, UV protection, and compatibility with double-glazed panels.

Strategic Planning & Coordination

Working in collaboration with Roberts Co and SolarGard, Formul8 created a customised installation strategy to meet the project’s goals efficiently. To maintain timelines, Formul8 airfreighted all required film and developed a detailed 10-week rollout plan to ensure minimal disruption to tenants.

Seamless Implementation

The installation process was carefully executed by Formul8’s installation team. It included surface preparation, precision film application, and quality assurance. Ongoing coordination across teams and adherence to strict safety protocols ensured smooth delivery throughout the project lifecycle.

Results & Impact

The project significantly boosted the building’s energy efficiency and comfort. TruVue 40 reduced solar heat gain, glare, and UV exposure, aligning with ISPT’s sustainability goals while enhancing occupant wellbeing and reducing energy costs.

our Reflection

The 500 Bourke project is a strong example of Formul8’s problem-solving and technical expertise. By navigating complex challenges, timelines, double glazing, and stakeholder coordination, we delivered a seamless solar film installation. The result: improved energy performance, greater occupant comfort, and a benchmark for sustainable upgrades in commercial buildings through smart, efficient design solutions.
